Conditions and Reasons

1
By virtue of the restricted plot size, prominent position and its design and scale the proposed dwelling would appear as an incongruous and contrived overdevelopment of this small site, which would have a detrimental impact on the visual amenity of the street scene. The proposed two and a half storey dwelling would be significantly larger in height and massing in comparison with the adjacent single storey structures to the rear of the terrace of dwellings in Abingdon Street and would not be consistent with the pattern of development in the locality. The dwelling would be served by no outdoor amenity space or ancillary curtilage that would allow for the daily needs of future occupants i.e. storage of refuge bins, bicycles, etc and therefore the design of the dwelling and proposed site for the development are not suitable for its intended residential use. The proposal is contrary to Policy D2 of the Sedgemoor Local Plan.
2
The proposed dwelling's limited internal floor area is proposed below the minimum standards as set out within national guidance and will result in a dwelling which does not provide the level of amenity required to meet reasonable living standards for potential occupants due to the cramped conditions the proposal will provide. The dwelling is therefore contrary to policy D25 of the Sedgemoor Local Plan.
3
The proposed two and a half storey dwelling would be positioned on the boundary shared with no.25 Abingdon Street and would result in the loss of light and visual domination of the rear curtilage of the existing property. The proposal would therefore not maintain the existing amenity of nearby property and is contrary to policy D25 of the Sedgemoor Local Plan.
