The development hereby permitted shall be carried out in accordance with the approved plans listed in schedule A. Reason: For the avoidance of doubt and in the interests of proper planning.

Provision shall be made within the site for the disposal of surface water so as to prevent its discharge on to the highway. Such provision shall be installed prior to the first use of the development hereby approved and thereafter maintained in all times. Reason: In the interest of highways safety as in accordance with Policies D13 and D14 of the Sedgemoor Local Plan 2011-2032.

Within 3 months of the date of the decision, a properly consolidated and surfaced access shall be constructed for at least the first 5.0m of the driveway (not loose stone or gravel), and be maintained in that form thereafter. Reason: In the interest of highway safety in accordance with Sedgemoor Local Plan 2011-2032 Policies D13 and D14.

The gradient of the driveway hereby approved shall not exceed 1 in 10, for at least the first 6.0 metres from the edge of the adopted highway. Reason: In the interest of highways safety as in accordance with Policies D13 and D14 of the Sedgemoor Local Plan 2011-2032.

The render and coping stones to be applied to the wall hereby approved shall be completed within 3 months of the date of the decision. Reason: In the interest of the visual amenity of the street scene as in accordance with Policy D2 of the Sedgemoor Local Plan 2011-2032 and Policy H1 of the Burnham on Sea & Highbridge Area Neighbourhood Plan.
