The development hereby permitted shall be begun before the expiration of three years from the date of this permission. Reason: In accordance with the provisions of Section 91 of the Town and Country Planning Act, 1990 ( as amended by Section 51 of the Planning and Compulsory Purchase Act 2004).

The development hereby permitted shall be carried out in accordance with the approved plans listed in schedule A. Reason: For the avoidance of doubt and in the interests of proper planning.

Notwithstanding the provisions of the Town and Country Planning (General Permitted Development) Order 2015 (or any order revoking and re- enacting that Order) (with or without modification), no windows/dormer windows other than those expressly authorised by this permission shall be constructed within/on any of the dwelling hereby permitted. Reason: In the interests of residential amenity in accordance with policy D25 of the Sedgemoor Local Plan.

The area allocated for parking on the submitted plan no.GA-02 shall be kept clear of obstruction at all times and shall not be used other than for the parking of vehicles in connection with the development hereby permitted. Reason: To ensure the development is served by an acceptable level of parking in accordance with Policy D14 of the Sedgemoor Local Plan.

The proposed access shall be constructed in accordance with details shown on the submitted plan, drawing No. GA-02 and shall be available for use before the dwellings hereby permitted are first occupied. The said access shall only be used for the purposes of access only and shall be kept clear of obstruction at all times. Reason: In the interests of highway safety in accordance with Policy D14 of the Sedgemoor Local Plan.
