Conditions and Reasons

1
The erection of the proposed dwelling would compromise the residential amenity of the dwellings to the north of the application as it would severely reduce the light allowance into the window serving the principle living room area. The proposed dwelling will also be sited immediately adjacent to a single storey residential unit to the south and by virtue of its height the proposed development will cause a loss of light and visual domination, compromising the limited amenity of this property. The proposed development is therefore contrary to policy D25 of the Sedgemoor Local Plan as it will not preserve the residential amenity of existing properties within the immediate vicinity of the site.
2
The proposed dwelling's limited internal floor area is proposed below the minimum standards as set out within national guidance and will result in a dwelling which does not provide the level of amenity required to meet reasonable living standards for potential occupants due to the cramped conditions the proposal will provide. The dwelling is therefore contrary to policy D25 of the Sedgemoor Local Plan.
