The development hereby permitted shall be begun before the expiration of three years from the date of this permission. Reason: In accordance with the provisions of Section 91 of the Town and Country Planning Act, 1990 ( as amended by Section 51 of the Planning and Compulsory Purchase Act 2004).

The development hereby permitted shall be carried out in accordance with the approved plans listed in schedule A. Reason: For the avoidance of doubt and in the interests of proper planning.

Prior to commencement Prior to commencement of the development, details of the maintenance access strip to the new rhyne shall be submitted to, and approved in writing by, the local planning authority. The details shall include locations of all accesses to the strip, dropped kerb locations, gates and ground levels along the strip where necessary. The development shall then be carried out in accordance with the agreed details. Reason: This condition is pre commencement in the interests of the maintenance of the land drainage and to ensure that all future occupiers are safe from localised flood risk in accordance with Policy D1 of the Core Strategy and emerging Local Plan and advice within the NPPF.

Prior to commencement of development the visibility splay onto Huntspill Road shall be provided in accordance with the details show on Plan No. A053412/A/01Rev A. The visibility splay shall be retained in accordance with these details for the duration of the development. Reason: This condition is pre commencement in the interests of Highway Safety in accordance with Policies D9 and D10 of the Core Strategy and D14 and D15 of the emerging Local Plan.

Prior to any development that would impact on the Public Right of Way No development hereby approved which shall interfere with or compromise the use of footpath AX 32/35 shall take place until a scheme of works has been submitted and approved by the Local Planning Authority and any necessary order has come into effect. Development, insofar as it affects a right of way should not be started, and the right of way should be kept open for public use until the necessary (diversion/stopping up) Order has come into effect. Reason: In the interest of the public rights of way and accessibility within and through this site.
