The development hereby permitted shall be begun before the expiration of three years from the date of this permission. Reason: In accordance with the provisions of Section 91 of the Town and Country Planning Act, 1990 ( as amended by Section 51 of the Planning and Compulsory Purchase Act 2004).

The development hereby permitted shall be carried out in accordance with the approved plans listed in schedule A. Reason: For the avoidance of doubt and in the interests of proper planning.

The hereby approved storage container shall be removed once its use has ceased. Reason: In the interest of reducing flooding impact in accordance with D1 of the Local Plan 2011-2032.

The development shall be carried out in accordance with the submitted flood risk assessment (ref Flood Risk Assessment by Greenslade Taylor Hunt dated 28 November 2025 Doc No. King 005) and the following mitigation measures it details: Finished floor levels shall be set no lower than 600mm above ground levels. Containers shall be secured with ground anchors or chains to concrete pads to prevent them from floating away during a flood event. Containers are steel shipping containers with no electrical installations, minimizing damage risk. Contents will be waterproof sports equipment, reducing vulnerability to water ingress. These mitigation measures shall be fully implemented prior to occupation and subsequently in accordance with the scheme's timing/ phasing arrangements. The measures detailed above shall be retained and maintained thereafter throughout the lifetime of the development. Reason: To reduce the risk of flooding to the proposed development in accordance with policy D1 of the Local Plan 2011-2032.
