The development hereby permitted shall be begun before the expiration of three years from the date of this permission. Reason: In accordance with the provisions of Section 91 of the Town and Country Planning Act, 1990 ( as amended by Section 51 of the Planning and Compulsory Purchase Act 2004).

The development hereby permitted shall be carried out in accordance with the approved plans listed in schedule A. Reason: For the avoidance of doubt and in the interests of proper planning.

At the proposed access there shall be no obstruction to visibility greater than 600 millimetres above adjoining road level within the visibility splays shown on the submitted plan Drawing No 3687-DR-S-050-007 Rev B. Such visibility splays shall be constructed prior to the use of the development hereby permitted and shall thereafter be maintained at all times. Reason: In the interests of highway safety and in accordance with policy D14 Sedgemoor Local Plan 2011-2032

Prior to first use of the development hereby permitted, the areas allocated for vehicle parking, loading and unloading, and turning on the submitted plan, drawing number 3687-DR-S-050-007 Rev B, shall be kept clear of obstruction and shall only be used for the said purpose and not for any other purposes. Reason: In the interests of highway safety and to ensure there is adeuate parking provision to serve the development, in accordance with policy D14 Sedgemoor Local Plan 2011-2032.

Any entrance gates erected shall be hung to open inwards, shall be set back a minimum distance of 6 metres from the carriageway edge and shall thereafter be maintained in that condition at all times. Reason: In the interests of highway safety and in accordance with policy D14 Sedgemoor Local Plan 2011-2032

The use hereby permitted shall be limited to office and light industrial only. Reason: The application site is in a countryside location, the proposed development is acceptable as an extension to the existing businesss operations only, and on the basis of the understood highways movements associated with the development proposed, in accordance with policy CO1, D15 and D14 Sedgemoor Local Plan 2011-2032.
