The proposed extension by reason of its scale, width, bulk and form would not be sympathetic to, or reflective of, the original character of the main dwelling and would result in a form of development that would be at odds with the character of the locality. As such the proposal is contrary to policies D2 and D12 of the Sedgemoor Local Plan 2011-2032.

The proposed extension by reason of its scale, bulk, form and relationship with the neighbouring property would result in overbearing impact on  the neighbouring property known as 'Vilenda' to the detriment of the living conditions of the occupiers of that property. As such the proposal is contrary to policy D25 of the Sedgemoor Local Plan 2011-2032.

Insufficient evidence has been provided to demonstrate that the proposal to form a second annexe would meet a genuine need for additional ancillary accommodation. Furthermore the claimed justification is indicative of a proposal that would create an additional dwelling in this location outside of any settlement for which not reasonable justification has been put forward. As such the proposal is contrary to policies CO1 and D12 of the Sedgemoor Local Plan 2011-2032.
