The materials to be used in the construction of the external surfaces of the extension hereby permitted shall match those listed on the application form. Reason: In the interest of visual amenity in accordance with policy D2 of the Sedgemoor Local Plan 2011-2032.

Before the commencement of works a detailed Arboricultural Method Statement (AMS) shall be submitted and agreed by the Council that shows how retained trees and hedges are to be protected during development and a specification for how any construction or demolition proposed within Root Protection Areas will be carried out. Reason: To ensure the long-term health of retained trees and hedges in line with the Sedgemoor Local Plan Policy D22 Trees and Woodland.

Before the commencement of works, a dimensioned Tree Protection Plan (TPP) showing the exact location and specification for protective fencing will be submitted and agreed by the Council.
