The works hereby permitted shall be begun not later than expiration of three years from the date of this permission. Reason: In accordance with the provisions of Section 18 of the Town and Country Planning (Listed Buildings and Buildings in Conservation Areas) Act 1990 (as amended by Section 51 of the Planning and Compulsory Purchase Act 2004).

The works hereby consented shall be carried out in accordance with the approved plans listed in schedule A. Reason: For the avoidance of doubt and in the interests of proper planning.

Under the works hereby consented, the existing clay roof tiles shall be retained wherever practicable and feasible and any which have deteriorated beyond reasonable use shall be replaced with reclaimed tiles of matching profile and colour. Reason: To preserve the historic character and traditional appearance of the building in accordance with policies D2 and D26 of the Sedgemoor Local Plan 2011-2032.

Prior to the installation of the demountable boarding to the ground floor windows, details of the boarding shall be submitted to and approved by the Local Planning Authority. Once approved, the boarding shall be installed in accordance with the submitted details and retained and maintained thereafter for the lifetime of the development. Reason: In the interest of visual amenity and to preserve the historic character and traditional appearance of the building in accordance with policies D2 and D26 of the Sedgemoor Local Plan 2011-2032.
