The development hereby permitted shall be begun before the expiration of three years from the date of this permission. Reason: In accordance with the provisions of Section 91 of the Town and Country Planning Act, 1990 ( as amended by Section 51 of the Planning and Compulsory Purchase Act 2004).

The development hereby permitted shall be carried out in accordance with the approved plans listed in schedule A. Reason: For the avoidance of doubt and in the interests of proper planning.

The accommodation hereby permitted shall be for up to 10 persons only and there shall be no further internal subdivision to provide additional bedrooms other than that shown on the approved floor plan C8/260327. Reason: In the interests of clarity as to the extent of the planning permission and to safeguard the amenities of the locality.

The area allocated for parking and turning on the submitted plan nos.B3/260521 and B7/260527 shall be kept clear of obstruction at all times and shall not be used other than for parking and turning of vehicles in connection with the development hereby permitted. Reason: In the interests of highway safety.

Before the development hereby permitted is occupied the provision of a secure store for bicyles and refuse/recycling shall be provided in accordance with details as set out on plan nos. C10/260529 and B3/260521 and retained as such thereafter. Reason: To ensure the development is served by adequate storage provision in accordance with Policy D2 of the Sedgemoor Local Plan.
