The development hereby permitted shall be begun before the expiration of three years from the date of this permission. Reason: In accordance with the provisions of Section 91 of the Town and Country Planning Act, 1990 ( as amended by Section 51 of the Planning and Compulsory Purchase Act 2004).

The development hereby permitted shall be carried out in accordance with the approved plans listed in schedule A. Reason: For the avoidance of doubt and in the interests of proper planning.

The development shall be carried out in accordance with the submitted flood risk assessment (ref Flood Risk Assessment by Lyndon Brett Partnership Dated September 2025) and the following mitigation measures it details: Ground Floor Finished floor levels shall be set no lower than 600mm above existing ground levels. First Floor (Safe Refuge) Finished floor levels shall be set no lower than 11.2mAOD (Above Ordnance Datum). Owners/occupiers/visitors to sign up to Environment Agency Flood WarningService. These mitigation measures shall be fully implemented prior to occupation and subsequently in accordance with the scheme's timing/ phasing arrangements. The measures detailed above shall be retained and maintained thereafter throughout the lifetime of the development. Reason: To reduce the risk of flooding to the proposed development and future occupants.

Notwithstanding the submitted plans, before the installation of any windows or doors, a full specification of the windows and doors to be used, including materials, method of opening, decorative/protective finish, colour scheme, and scaled drawings, should be submitted for approval by the Local Planning Authority. The windows should be in aluminium as discussed. The works shall be carried out in accordance with the approved details. Reason: To preserve the character of the Conservation Area and its special architectural interest, in line with Sedgemoor Local Plan 2011-2032 Policy D26.

Prior to commencement of development above ground level, details of all external materials (including brickwork, render, roof tiles, and rainwater goods) shall be submitted to and approved in writing by the Local Planning Authority. The development shall be carried out in accordance with the approved details. Reason: To preserve the character of the Conservation Area and its special architectural interest, in line with Sedgemoor Local Plan 2011-2032 Policy D26.

Prior to first occupation, details of refuse and recycling storage facilities shall be submitted to and approved in writing by the Local Planning Authority. These facilities shall be provided in accordance with the approved details and retained thereafter. Reason: In the interests of residential amenity and highway safety.

Secure cycle storage shall be provided prior to first occupation in accordance with details to be submitted to and approved in writing by the Local Planning Authority. Reason: In the interests of residential amenity and highway safety and to promote alternative transport modes.

Notwithstanding the provisions of the Town and Country Planning (General Permitted Development) (England) Order 2015 (as amended), no extensions, roof alterations, or external additions/ alterations shall be carried out without the prior written consent of the Local Planning Authority, in order to preserve the character and appearance of the development and the surrounding Conservation Area. Reason: To ensure the Character of the Conservation Area is retained.

Prior to occupation of the dwellings as approved details of biodiversity enhancements shall be submitted to and agreed in writing with the Local Planning Authority. Following agreement these shall be installed in line with the approved details. Reason: To ensure biodiversity improvements are secured in accordance with policy D20 of the Local Plan.

Prior to the first occupation of any of the dwellings hereby approved, a landscaping plan (inclusive of details of hard and soft boundary treatments) shall be submitted to and approved in writing by the local planning authority. The approved plan shall be implemented no later than the end of the first planting season following first occupation of any dwelling hereby approved. All landscape areas shall be protected and maintained, and any trees or plants which, within a period of five years from the completion of the planting, die, are removed or become seriously damaged or diseased, shall be replaced in the next planting season with others of Application No.: 49/25/00010 Page: 2 of 4 a similar size and species unless the LPA has given its written consent to any variation. Reason: In the interests of visual amenity is in accordance with Section 12 of the NPPF and Policies D2 and D20 of the Sedgemoor District Local Plan.

Due to the nature of former uses of the site, there shall be a watching brief for potential contamination which assesses any visual and olfactory evidence of contamination during any groundworks. If any unforeseen contamination is found during excavations, the Local Planning Authority shall be notified immediately. Where remediation is deemed necessary by the Local Planning Authority, a remediation scheme shall be submitted to and approved in writing by the Local Planning Authority and then implemented in accordance with the submitted details. Reason: To ensure that the land is suitable for the intended uses and to ensure that the development can be carried out safely without unacceptable risks to human health, controlled waters, and other receptors both onsite and offsite, in accordance with Policies D24 and D25 of the Sedgemoor Local Plan and section 11 and 15 of the National Planning Policy Framework.

No development shall commence until a Construction Environmental Management Plan (CEMP) has been submitted to and approved in writing by the Local Planning Authority. The CEMP shall include details of: Construction vehicle movements; Construction operating hours; Construction vehicle routes to and from the site; Construction delivery hours; Expected number of construction vehicles per day; Car parking for contractors; Specific measures to be adopted to mitigate construction impact in pursuance of the Environmental Code of Construction Practice; A scheme to encourage the use of public transport amongst contractors; and Measures to avoid traffic congestion impacts upon the Strategic Road Network. The development shall thereafter be carried out in accordance with the approved CEMP. Reason: To ensure disturbance through construction activity is mitigated and protect highway safety and residnetial amenit.
