The development hereby permitted shall be carried out in accordance with the approved plans listed in schedule A. Reason: For the avoidance of doubt and in the interests of proper planning.

The development hereby permitted must not be occupied until a scheme showing precise details of the proposed cycle parking facilities for at least 4 bicycles is submitted to the Local Planning Authority and approved in writing. Once approved, any such scheme must be constructed before the development is occupied and, thereafter, must be maintained, kept free from obstruction and available for the purpose specified. Reason: To facilitate non car modes of transport.

No occupation of the first floor shall commence until details of a scheme for sufficient safe on site storage of waste and recycling facilities to service the development has been submitted to and approved in writing by the Local Planning Authority to ensure that no detriment to amenity arises from the accumulation of waste, smell, flies or vermin and shall thereafter be maintained for the life of the approved development. Reason: In the interests of the character and appearance of the area, residential amenity and highway safety having regards to Policies D24 and D25 of the Sedgemoor Local Plan 2011-2032.

Due to the age of the property there shall be a watching brief for potential contamination including asbestos containing materials (ACM) and assess for visual and olfactory evidence of contamination during any groundworks. If any unforseen contamination is found during excavations, the Local Planning Authority shall be notified immediately. Where remediation is deemed necessary by the Local Pplanning Authority, a remediation scheme shall be submitted to and approved in writing by the Local Planning Authority and then implemented in accordance with the submitted details. Reason: To ensure that the land is suitable for the intended uses and to ensure that the development can be carried out safely without unacceptable risks to human health, controlled waters and other receptors both on and off site, in accordance with Policies D24 and D25 of the Sedgemoor Local Plan 2011-2032 and section 11 and 15 of the National Planning Policy Framework.

For the duration of the proposed conversion works, noise generating activities, including the demolition, clearance, removals, deliveries and redevelopment of the site shall not occur outside of the following hours: Monday to Friday 08.00 - 18.00 Hours Saturday 08.00 to 13.00 Hours All other times, including Sundays, Bank and Public Holidays, there shall be no such noise generating activities Reason: To prevent excessive noise during the construction process and to protect the residential amenity of the area in accordance with Policies D24 and D25 of the Sedgemoor Local Plan 2011-2032.
