The development hereby permitted shall be begun not later than expiration of three years from the date of this permission. Reason: In accordance with the provisions of Section 18 of the Town and Country Planning (Listed Buildings and Buildings in Conservation Areas) Act 1990 (as amended by Section 51 of the Planning and Compulsory Purchase Act 2004).

The development hereby permitted shall be carried out in accordance with the approved plans listed in schedule A. Reason: For the avoidance of doubt and in the interests of proper planning.

Any reclaimed bricks that are required shall match the original bricks, details of which shall be approved in writing beforehand from the local planning authority. Reason: To preserve the listed building, its setting and its features of special architectural interest, in line with Sedgemoor Local Plan 2011-2032 Policy D26.

All brickwork repointing shall be carried out using a lime-based mix, the specification of which shall be approved in writing by the Local Planning Authority. The colour, texture, type of bond and joint, and finish shall match original work, and a small trial area shall be prepared in a non-prominent location for approval by the Local Planning Authority prior to commencement of the works. Reason: To preserve the listed building, its setting and its features of special architectural interest, in line with Sedgemoor Local Plan 2011-2032 Policy D26

Where second-hand or salvaged bricks are to be used, these are to be entirely cleaned of paint, soot and any other coatings before reuse. Reason: To preserve the listed building, its setting and its features of special architectural interest, in line with Sedgemoor Local Plan 2011-2032 Policy D26

Any damage caused by or during the course of the carrying out of the works hereby permitted shall be made good after the works are complete in accordance with a specification to be submitted to approved in writing with the Local Planning Authority. Reason: To preserve the listed building, its setting and its features of special architectural interest, in line with Sedgemoor Local Plan 2011-2032 Policy D26
