The development hereby permitted shall be begun before the expiration of three years from the date of this permission. Reason: In accordance with the provisions of Section 91 of the Town and Country Planning Act, 1990 ( as amended by Section 51 of the Planning and Compulsory Purchase Act 2004).

The development hereby permitted shall be carried out in accordance with the approved plans listed in schedule A. Reason: For the avoidance of doubt and in the interests of proper planning.

The development hereby permitted must not be occupied until a scheme showing precise details of the proposed cycle storage/parking facilities for at least 1 bicycles is submitted to the Local Planning Authority and approved in writing. Once approved, any such scheme must be constructed before the development is occupied and, thereafter, must be maintained, kept free from obstruction and available for the purpose specified. Reason: To accord with cycle parking standards and encourage non car travel.

The development hereby permitted must not be occupied until a scheme showing precise details of the proposed refuse storage facilities is submitted to the Local Planning Authority and approved in writing. Once approved, any such scheme must be constructed before the development is occupied and, thereafter, must be maintained, kept free from obstruction and available for the purpose specified. Reason: To ensure adequate waste facilities are provided.

The external materials used in the development hereby permitted shall be in accordance with those specified on the submitted Application Form. Reason: In the interests of visual amenity and good design.
