The site is in a very prominent location, set on the main Town Bridge and nestled within a very historic area in Bridgwater. By virtue of the proposed increase in height of the building and the proposed design, it would unacceptably harm the Conservation Area and the settings of the surrounding listed buildings, the works would amount to 'less than substantial harm' at a medium scale to the settings of the heritage assets. Therefore, the proposal is not in accordance with Paragraph 16 and 66 of The Planning (Listed Building and Conservation Areas) Act 1990, Chapter 16 of the National Planning Policy Framework (NPPF) and Policies D2 and D26 of the Sedgemoor Local Plan 2011-2032.
