The development hereby permitted shall be begun not later than expiration of three years from the date of this permission. Reason: In accordance with the provisions of Section 18 of the Town and Country Planning (Listed Buildings and Buildings in Conservation Areas) Act 1990 (as amended by Section 51 of the Planning and Compulsory Purchase Act 2004).

The development hereby permitted shall be carried out in accordance with the approved plans listed in schedule A. Reason: For the avoidance of doubt and in the interests of proper planning.

No re-pointing works shall be carried out unless a specification for the lime mortar mix, and a sample panel of re-pointing demonstrating colour, texture, and finish, have been first submitted to and approved in writing by the Local Planning Authority. The re-pointing shall be carried out in strict accordance with the approved details. Reason: To preserve the heritage asset, its setting and its features of special architectural interest, in line with Sedgemoor Local Plan 2011-2032 Policy D26.

No works shall be carried out to repair the chimney or parapet wall until details on the extent of new brickwork required, as well as a sample of the proposed new bricks, has be first submitted to and approved in writing by the Local Planning Authority. The works shall be carried out in accordance with the approved details thereafter. Reason: To preserve the listed building, its setting and its features of special architectural interest, in line with Sedgemoor Local Plan 2011-2032 Policy D26.

The development hereby approved shall be carried out using roof slates as specified in the submitted Heritage Asset Statement dated April 2026. Reason: To preserve the listed building, its setting and its features of special architectural interest, in line with Sedgemoor Local Plan 2011-2032 Policy D26
