Extension would be to a terraced house and extend 4.66 metres beyond the rear wall of the original house. As such, the proposed single-storey rear extension would not meet the requirements set out under Schedule 2, Part 1, Class A, A.1 (f) of the Town & Country Planning (General Permitted Development) Order 2015 (as amended). The proposed use would comprise of a flat and a 5 bedroom HMO. As such the proposal would not comply with the definition of a Class C4 house in multiple occupation and would not fall under Schedule 2, Part 3 Class L of the Town and Country Planning (General Permitted Development) (England) Order 2015. The development does NOT fall within the remit of the permitted development rights under the Town and Country Planning (General Permitted Development) (England) Order 2015.
