The applicant has failed to provide adequate supporting information which explicitly details the exact specifications, proposed materials and design of the external works and the proposed single storey rear extension. It is therefore difficult to accurately assess from the submitted plans alone, the design implications and visual impacts that the proposals may potentially have upon the existing Grade I Listed application building, rear courtyard or street scene. As such and without the provision of further supporting information, the proposals in their current form would therefore be contrary to policies D2 and D26 of the Sedgemoor Local Plan 2011-2032, the Planning (Listed Buildings and Conservation Areas) Act 1990 and Government guidance within the NPPF (2023).

The applicant has failed to provide adequate supporting information which explicitly details the full extent of any internal and external alterations proposed. This factor when combined with the lack of an Ecological Appraisal/Survey which has already been requested from the applicant, makes it difficult to ascertain the exact extent of any external works and whether the proposals involve any works to the roof or loft structure. Consequently, any potential impact of the proposals upon legally protected species (such as bats) which may or may not be present within the existing roof or loft structure cannot be ascertained with absolute certainty. As such, the proposals may fail to promote potential biodiversity net gains and avoid biodiversity net losses and would therefore be contrary to policy D20 of the Sedgemoor Local Plan and the aims and provisions of the NPPF (2023).
