The development hereby permitted shall be begun not later than expiration of three years from the date of this permission. Reason: In accordance with the provisions of Section 18 of the Town and Country Planning (Listed Buildings and Buildings in Conservation Areas) Act 1990 (as amended by Section 51 of the Planning and Compulsory Purchase Act 2004).

The development hereby permitted shall be carried out in accordance with the approved plans listed in schedule A. Reason: For the avoidance of doubt and in the interests of proper planning.

Before the works hereby permitted are commenced a schedule of works shall be submitted to and approved in writing by the Local Planning Authority. Such schedule shall include provision for a methodology and timetable of site investigation, recording and analysis and provision for archive deposition of the records. Thereafter the work shall be undertaken in accordance with the approved details. Reason: To safeguard the special architectural and historic interest of the Listed Building in accordance with policy D26 of the Sedgemoor Local plan 2011-2032.

Before any internal insulation or damp proofing measures are inserted, details of their construction, materials, design and methods of installation shall be submitted to and agreed in writing by the Local Planning Authority. The approved works shall only be carried out in accordance with the approved details. Reason: To safeguard the special architectural and historic interest of the Listed Building in accordance with policy D26 of the Sedgemoor Local plan 2011-2032.

No new doors, windows or external joinery shall be installed unless they are in accordance with details that have been submitted to and approved in writing by the Local Planning Authority. Such details shall include details of their design, materials, specification, method of opening, method of fixing and finish, in the form of drawings and sections at a scale of no less than 1:20. Reason: To safeguard the special architectural and historic qualities of this listed building in accordance with policy D26 of the Sedgemoor Local Plan 2011-2032.
