Conditions and Reasons

Condition

1
By virtue of the limited size of the bedrooms, the limited communal space, the lack of any external amenity space, together with the proposed internal refuse storage only it is not considered that the development proposed would give rise to an acceptable level of amenity for future occupants. Furthermore, there is insufficient evidence to be able to determine that the proposed air source heat pumps would not give rise to an unacceptable impact in terms of noise, such concerns are only accentuated by the proposed close positioning of the units to bedroom windows and as such the development as proposed is considered contrary to policy D25 Sedgemoor Local Plan 2011-2032.
2
By virtue of the scale, bulk and massing of the proposed second floor flat roof extension, the proposed development will give rise to an unacceptable overbearing and visual dominance within the street scene that fails to respond positively to and reflect the particular local characteristics of the site and surrounding area and will amount to an unacceptable overdevelopment of the site, contrary to policy D2 and D25 Sedgemoor Local Plan 2011-2032.
