The development hereby permitted shall be begun not later than expiration of three years from the date of this permission. Reason: In accordance with the provisions of Section 18 of the Town and Country Planning (Listed Buildings and Buildings in Conservation Areas) Act 1990 (as amended by Section 51 of the Planning and Compulsory Purchase Act 2004).

The development hereby permitted shall be carried out in accordance with the approved plans listed in schedule A. Reason: For the avoidance of doubt and in the interests of proper planning.

All external joinery including windows and doors shall be of a timber construction only. Prior to the installation of the windows and doors, details of their design, specification, method of opening, method of fixing and finish, in the form of drawings and sections of no less than 1:20 scale, shall be submitted to and agreed in writing by the Local Planning Authority. The works shall be carried out in accordance with the agreed details and retained thereafter in perpetuity. Reason: In the interest of protecting the character of the heritage asset as in accordance with policy D26 of the Sedge moor Local Plan 2011-2032.
