The development hereby permitted shall be begun before the expiration of three years from the date of this permission. Reason: In accordance with the provisions of Section 91 of the Town and Country Planning Act, 1990 ( as amended by Section 51 of the Planning and Compulsory Purchase Act 2004).

Prior to the replacement of the roof and/or associated infrastructure which forms part of it, an Asbestos Management Plan shall be submitted to and approved in writing by the local planning authority. The plan shall include and specify the provision to be made for the following: 1.Measures to control the emission of dust and dirt during demolition. 2.The safe and legal management, removal, and disposal of all asbestos containing materials. The approved Plan shall be adhered to throughout the removal and construction period and the approved measures retained for the duration of the works. Reason: In the interests of the character of the area including the setting of heritage assets.
