The development hereby permitted shall be begun before the expiration of three years from the date of this permission. Reason: In accordance with the provisions of Section 91 of the Town and Country Planning Act, 1990 ( as amended by Section 51 of the Planning and Compulsory Purchase Act 2004).

The development hereby permitted shall be carried out in accordance with the approved plans listed in schedule A. Reason: For the avoidance of doubt and in the interests of proper planning.

No development shall take place (including demolition, ground works, vegetation clearance) until a construction environmental management plan (CEMP) has been submitted to and approved in writing by the Local Planning Authority. The CEMP shall include the following: Risk assessment of potentially damaging construction activities on ecology Practical measures (both physical measures and sensitive working practices) to avoid or reduce ecological impacts during construction. The location and timing of sensitive works to avoid harm to biodiversity features. The times during construction when specialist ecologists need to be present on site to oversee works. Use of protective fences, exclusion barriers and warning signs (with regard to ecology). Construction hours of operation On site measures to control the management of dust A policy requiring no on site burning of waste A point of contact during the construction period The approved CEMP shall be adhered to and implemented throughout the construction period strictly in accordance with the approved details, unless otherwise agreed in writing by the Local Planning Authority. Reason: In the interests of European and UK protected species. UK priority species and habitats listed on s41 of the Natural Environment and Rural Communities Act 2006 and in the interests of the protection of residential amenity and in accordance with Sedgemoor District Council Local Plan 2011-2032 policies D20 and D25.

Prior to construction above damp-proof course level, a lighting design for bats, following Guidance Note 08/18 Bats and artificial lighting in the UK (ILP and BCT 2018), shall be submitted to and approved in writing by the Local Planning Authority. The design shall show how and where external lighting will be installed (including through the provision of technical specifications) so that it can be clearly demonstrated that areas to be lit will not disturb or prevent bats using their territory. The design should accord with Step 5 of Guidance Note 08/18, including submission of contour plans illustrating Lux levels. All external lighting shall be installed in accordance with the specifications and locations set out in the design, and these shall be maintained thereafter in accordance with the design. No other external lighting shall be installed without prior consent from the Local Planning Authority through submission of a planning application. Reason: In the interests of the 'Favourable Conservation Status' of populations of European protected species and in accordance with Sedgemoor District Council Local Plan 2011-2032 Policy D20.

Prior to the first occupation of any dwelling hereby approved, the following biodiversity enhancements shall be installed at the site: 1x house sparrow terrace or swift nest box to be installed on the north/east elevation of plot 3 1x integrated bat box to be installed on the south/southwest elevation of plot 2 Once installed the biodiversity enhancements shall thereafter be retained. Reason: In the interests of biodiversity net gain in accordance with the National Planning Policy Framework and Sedgemoor Local Plan 2011-2032 policy D20.

Before the dwellings hereby permitted are first occupied, a properly consolidated and surfaced access shall be constructed (not loose stone or gravel), and be maintained in that form thereafter. Reason: In the interest of highway safety in accordance with Sedgemoor Local Plan 2011-2032 Policies D13 and D14.

The area allocated for parking on the submitted and approved Proposed Site Plan Drg No. 2928-DR-A-050-001 rev B, shall be kept clear of obstruction at all times and shall not be used other than for the parking of vehicles in connection with the development hereby permitted. Reason: In the interest of highway safety in accordance with Sedgemoor Local Plan 2011-2032 Policies D13 and D14.

There shall be no obstruction to visibility greater than 900mm above the adjoining road level forward of a line drawn 2.4m back and parallel to the nearside carriageway edge over the entire site frontage. Such visibility shall be fully provided prior to the first occupation of any dwelling hereby approved and shall be maintained at all times thereafter. Reason: In the interest of highway safety in accordance with Sedgemoor Local Plan 2011-2032 Policies D13 and D14.

No later than the end of the first planting season following first occupation of any dwelling hereby approved, all landscaping planting, as shown on the submitted and approved Proposed Site Plan Drg No. 2928-DR-A-050-001 rev B shall be fully planted. All landscape planting shall be protected and maintained, and any trees or plants which, within a period of five years from the completion of the planting, die, are removed or become seriously damaged or diseased, shall be replaced in the next planting season with others of a similar size and species. Reason: In the interests of visual amenity and in to protect residential amenity is in accordance with policies D2 and D25 of the Sedgemoor District Local Plan 2011-2032.

Notwithstanding the provisions of the Town and Country Planning (General Permitted Development) (England) Order 2015 (or any Order revising revoking and re-enacting that Order with or without modifications), there shall be no additions or alterations to the roof (including insertion of rooflights) without the prior written approval of the local planning authority by submission of a planning application. Reason: In the interest of the amenity of adjoining occupants in accordance with Adopted Sedgemoor Local Plan 2011-2032 Policy D25.
