The development hereby permitted shall be begun before the expiration of three years from the date of this permission. Reason: In accordance with the provisions of Section 91 of the Town and Country Planning Act, 1990 ( as amended by Section 51 of the Planning and Compulsory Purchase Act 2004).

The development hereby permitted shall be carried out in accordance with the approved plans listed in schedule A. Reason: For the avoidance of doubt and in the interests of proper planning.

Prior to the occupation of the any of the units of accommodation hereby permitted, the building shall have been fully restored in accordance with works approved under Listed Building consent (ref: 08/20/00107). Reason: The standard of some of the accommodation hereby permitted is only approved in circumstances where it leads directly to the satisfactory restoration of the Listed Building heritage asset.

Prior to the occupation of the first dwelling hereby permitted, the development shall comply with BS 8233:2014 'Sound Insulation and Noise Insulation for Buildings – code of Practice. Reason: In order to safeguard the amenity of future residential occupiers within the development.

Prior to the first occupation of the accommodation hereby permitted, suitable and sufficient waste storage facilities for refuse and recycling shall be provided for the safe and secure on-site storage of waste derived from the flats to ensure that no detriment to amenity arises from the accumulation of waste, smell, flies or vermin. A scheme detailing the provisions to be made for the safe storage of waste must be submitted to and approved by the LPA and shall be maintained for the life of the approved development. The ground floor store allocated for these purposes shall thereafter be retained and maintained for waste storage, recycling and cycle storage for all of the units hereby permitted in perpetuity. Reason: To ensure adequate space is available for waste, recycling and cycle storage in the interests of sustainability and the amenities of future occupiers and to protect the amenity of the locality, especially for people living and/or working nearby.

No demolition/construction work (other than internal fitting out works) or deliveries to and from the site shall take place outside the hours of 07:00 to 18:00 Mondays to Fridays, 08:00 to 13:00 on Saturdays, with the exception of specific works which shall have been agreed in advance and in writing by the local planning authority and shall include details of the task, the date and duration of works. No works shall take place on Sunday and Public Holidays. Reason: To protect the amenity of local residents and businesses from potential impacts during implementation of the conversion works hereby permitted.
