The development hereby permitted shall be begun before the expiration of three years from the date of this permission. Reason: In accordance with the provisions of Section 91 of the Town and Country Planning Act, 1990 ( as amended by Section 51 of the Planning and Compulsory Purchase Act 2004).

The development hereby permitted shall be carried out in accordance with the approved plans listed in schedule A. Reason: For the avoidance of doubt and in the interests of proper planning.

Prior to the development hereby permitted being first brought into use, the existing gate posts and boundary wall to the front of the application site and adjoining the highway shall, for a distance of 2.4m on either side of the 'Exit only' access, be lowered to 600mm above the level of the adjacent footway and shall thereafter be maintained at all times. Reason: In the interests of highway safety and in accordance with policy D14 Sedgemoor Local Plan 2011-2032

Prior to the development hereby permitted being first brought into use, the area allocated for parking and turning shall be delivered in accordance with the details on the submitted plan, Drawing Number TQRQM19311133331521/Rev A dated 20 March 2020, and shall be kept clear of obstruction, to include the demolition of the existing garage, and shall not be used other than for parking and turning of vehicles in connection with the development hereby permitted Reason: In the interests of highway safety and in accordance with policy D14 Sedgemoor Local Plan 2011-2032

Prior to the development hereby permitted first being brought into use, signage to indicate the access and egress arrangements for the site shall be erected on the boundary wall, and retained thereafter. The signs will make clear that a) the north access to the site shall be used for the purpose of "Entry Only", and b) the south access shall be used for the purpose of "Exit Only". Reason: In the interests of highway safety and in accordance with policy D14 Sedgemoor Local Plan 2011-2032
