Any demolition work must be undertaken during spring (March to May) or autumn (September to November) inclusive. If demolition is proposed outside of these periods further surveys must be commissioned to provide an updated picture of activity and the following steps must be undertaken to mitigate impact on bats. A full inspection of the buildings for roosting bats should be undertaken by a suitably qualified ecologist prior to demolition, followed by a destructive search of potential roosting areas if required. This must include careful removal of roofing materials and soffits by hand. Any bats found during this process should be moved to bat boxes erected on trees. Once the ecologist is satisfied that no bats are present within the building, demolition can proceed. Demolition contractors must be made aware of the potential for bats to be present within the material of the buildings. Tiles should be removed by hand, each one checked for bat(s) clinging to the underside, before being put down. Reason: To mitigate the impact of the demolition work on bats in accordance with Policy D21 of the Local Plan.
9
Prior to any demolition being carried out on site a bat roosting facility as outlined in Plan 2199/ECO5 should be created in a position to be agreed with the County Ecologist. Further roosting opportunities should be created through the provision of gaps between beams and rafters or under wooden boards within a roof void, and the erection of bat boxes and/or bat tubes on the buildings. These will need to be in place prior to the first occupation of any dwelling in phase 2. Reason: To mitigate the impact of the development on bats in accordance with Policy D21 of the Local Plan.
10
Six bat roosting facilities of type Schwegler 2FN Bat Box shall be installed in trees within the site as per suppliers instructions and should be maintained thereafter as an integral part of the development hereby approved. Reason: To mitigate the impact of the development on bats in accordance with Policy D21 of the Local Plan.
11

Reason: To mitigate the impact of the development on otters.
14
Work such as tree or hedge removal or other works to this proposal have potential to disturb nesting birds must be undertaken outside the bird nesting season - between October and February inclusive; failing this the site must be checked by an ecologist immediately prior to disturbance to ensure that it is free from birds' nests. Clearance of vegetation must be done with hand held tools and machines, with checks for nesting birds made immediately prior to work commencing. If a nest is found, then a buffer of untouched vegetation at least 5m wide must be left around each nest. This must remain until the chicks have fledged. Works within bird nesting season shall be submitted and approved with the Local Planning Authority. Reason: Nesting birds are protected from disturbance by the law and a breach of the legislation may be caused by work such as tree or hedge removal.
15
Reptiles may be present in accumulations of soft earth/organic material at the base of hedges or hollows. If areas of such material need to be moved they should be hand-searched for the presence of reptiles by a suitably qualified ecologist prior to disturbance, the work must be undertaken between June and September in warm weather conditions and details should be submitted and approved in writing by the Local Planning Authority. If vegetation also needs to be removed then note the constraints above relating to birds which may require vegetation to be cleared in the previous winter.
