The development hereby permitted shall be begun before the expiration of three years from the date of this permission. Reason: In accordance with the provisions of Section 91 of the Town and Country Planning Act, 1990 ( as amended by Section 51 of the Planning and Compulsory Purchase Act 2004).

The development hereby permitted shall be carried out in accordance with the approved plans listed in schedule A. Reason: For the avoidance of doubt and in the interests of proper planning.

The proposed development shall be carried out in accordance with BS 5837:2012 (Trees in relation design, demolition & Construction – Recommendations ), temporary protective fencing shall be erected in line with  a root protection areas.(RPA) No materials, fires lit, liquids tipped, rubbish dumped or plant shall be stored within defined root protection areas.  No underground services shall be located within the RPA without consent of the LPA. The temporary protective fencing shall be retained for the duration of the works and shall not be altered or realigned without prior approval in writing by the LPA. Reason: To ensure that the health and stability of the protected trees is maintained.

Notwithstanding the provisions of the Town and Country Planning (General Permitted Development Order), 2015, the prior written permission of the local planning authority shall be obtained for the insertion of any new windows, other than any hereby approved, above ground floor level in any north elevation by the submission of a planning application made for this purpose. Reason: To safeguard the privacy of adjoining property.

Details of the roofing materials and of the materials to be used in the construction of the external walls shall be approved in writing by the local planning authority before the development reaches damp proof level. The development shall be carried out in accordance with the approved details. Reason: In the interests of visual amenity.
