The development hereby permitted shall be begun not later than expiration of three years from the date of this permission. Reason: In accordance with the provisions of Section 18 of the Town and Country Planning (Listed Buildings and Buildings in Conservation Areas) Act 1990 (as amended by Section 51 of the Planning and Compulsory Purchase Act 2004).

The development hereby permitted shall be carried out in accordance with the approved plans listed in schedule A. Reason: For the avoidance of doubt and in the interests of proper planning.

No development shall commence until a schedule of works proposed as part of the development, based upon an up to date survey of the historic fabric of the building (both internally and externally), shall have been submitted to and approved in writing by the local planning authority. For the avoidance of doubt the schedule shall as a minimum include details of all works to walls, doors, windows, shuttering, plaster, staircases, plumbing, ducting and roof. The development hereby approved shall be carried out in strict accordance with the approved specification. Reason: This is a pre-commencement condition to safeguard the character and appearance of the listed buildings for the entire duration of the approved works and in accordance with Policy D26 of Sedgemoor Local Plan 2011-2032.

Prior to the installation of any proposed new doors or windows, details to a minimum scale of 1:10 including elevations, horizontal and vertical cross sections with larger scale details of any glazing bars or other elements to sufficiently describe the proposed new doors and windows shall be submitted to and approved in writing by the Local Planning Authority. The proposed new windows and doors shall be constructed in strict accordance with the approved details. Reason: To safeguard the character, appearance and setting of the Grade II listed buildings in accordance with Policy D26 of Sedgemoor Local Plan 2011-2032.
