The development hereby permitted shall be begun not later than expiration of three years from the date of this permission. Reason: In accordance with the provisions of Section 18 of the Town and Country Planning (Listed Buildings and Buildings in Conservation Areas) Act 1990 (as amended by Section 51 of the Planning and Compulsory Purchase Act 2004).

The development hereby permitted shall be carried out in accordance with the approved plans listed in schedule A. Reason: For the avoidance of doubt and in the interests of proper planning.

The proposed replacement windows to the rear extension shall not incorporate trickle vents. The proposed windows shall be painted in a solid paint finish; the colour of which shall be submitted to and approved in writing by the Local Planning Authority prior to the completion of development. The replacement windows shall be painted in strict accordance with the approved colour. Reason: To safeguard the character, appearance and significance of the Grade II listed building.

The exact position of the proposed internal guard rails to the internal face of the existing timber sliding sash windows shall be submitted to and approved in writing by the Local Planning Authority prior to the installation of the internal guard rails. The internal guard rails shall only be positioned in the agreed locations. To safeguard the character, appearance and significance of the Grade II listed building.

All historic skirting and cornice shall be retained in situ and not removed to allow for the proposed new partitions. To safeguard the character, appearance and significance of the Grade II listed building.

All historic fireplaces, to include mantel, surround, hearth and grate shall be retained in situ and exposed. To safeguard the character, appearance and significance of the Grade II listed building.
