The development hereby permitted shall be begun before the expiration of three years from the date of this permission. Reason: In accordance with the provisions of Section 91 of the Town and Country Planning Act, 1990 ( as amended by Section 51 of the Planning and Compulsory Purchase Act 2004).

Prior to the flats hereby permitted being occupied, the applicant shall appoint a suitably qualified acoustics consultant to examine the premises and assess noise impacts from Monmouth Road to the residential properties and make appropriate recommendations for mitigating noise impacts. The consultant shall submit a written report to the Local Planning Authority for approval. The report shall detail all measurements taken and results obtained, together with any sound reduction scheme and the calculations and reasoning upon which any scheme is based. The development shall be carried out in accordance with the approved details. Reason: In the interests of the amenity of the potential occupants of the flats.

Prior to the occupation of the development hereby permitted details of how waste/recycling materials will be stored and collected from the site shall be submitted to and approved in writing by the Local Planning Authority. The development shall be carried out in accordance with the approved details. Reason: In the interests of the amenity of the site and surrounding area.

The development hereby permitted shall be carried out in accordance with the mitigation details submitted within the Flood Risk Assessment dated January 2017. Reason: In the interest of the flood resilience of the development hereby permitted.
