The development hereby permitted shall be begun not later than expiration of three years from the date of this permission. Reason: In accordance with the provisions of Section 18 of the Town and Country Planning (Listed Buildings and Buildings in Conservation Areas) Act 1990 (as amended by Section 51 of the Planning and Compulsory Purchase Act 2004).

The development hereby permitted shall be carried out in accordance with the approved plans listed in schedule A. Reason: For the avoidance of doubt and in the interests of proper planning.

A representative sample of the proposed brick and metal railings shall be submitted to and approved in writing by the Local Planning Authority prior to the commencement of development. The proposed dwarf wall shall be constructed in strict accordance with the approved sample. Reason: The proposals are sympathetic to the character and appearance of the listed building as well as the Bridgwater Central & Docks Conservation Area.

A one metre sample area of the proposed brickwork to include the proposed pointing shall be prepared on site for the inspection and approval in writing by the Local Planning Authority prior to the commencement of development. The proposed brick wall shall be constructed in strict accordance with the approved panel. Reason: The proposals are sympathetic to the character and appearance of the listed building as well as the Bridgwater Central & Docks Conservation Area.

Precise details of the proposed railings, including the colour of the final finish, to a minimum scale of 1:10 with larger scale details of the decorative detailing shall be submitted to and approved in writing by the Local Planning Authority prior to the commencement of development. The proposed railings shall be carried out in strict accordance with the approved details. Reason: The proposals are sympathetic to the character and appearance of the listed building as well as the Bridgwater Central & Docks Conservation Area.
