The development hereby permitted shall be begun not later than expiration of three years from the date of this permission. Reason: In accordance with the provisions of Section 18 of the Town and Country Planning (Listed Buildings and Buildings in Conservation Areas) Act 1990 (as amended by Section 51 of the Planning and Compulsory Purchase Act 2004).

The development hereby permitted shall be carried out in accordance with the approved plans listed in schedule A as amended by condition 3 below. Reason: For the avoidance of doubt and in the interests of proper planning.

Contrary to the details submitted on drawing number TH-1601-001, the proposed fire doors shall not consist of flush doors with mouldings attached, but shall incorporate raised and fielded panels within the construction of each door. Full and precise details of the proposed fire doors to a minimum scale of 1:10 including elevations, horizontal and vertical cross sections with larger scale details of the mouldings to all doors, and larger scaled details of the glazed sections to doors 1 & 2, to sufficiently describe the proposed units shall be submitted to and approved in writing by the Local Planning Authority prior to the commencement of development. All new fire doors shall be constructed in strict accordance with the approved details. Reason: To safeguard the character and appearance of the listed building. A pre-commencement condition is necessary to ensure the heritage interests of the building are safeguarded.
