2
The development hereby permitted shall be carried out in accordance with the approved plans listed in schedule A. Reason: For the avoidance of doubt and in the interests of proper planning.
3
a. The holiday accommodation hereby approved shall be occupied as holiday accommodation only and shall not be occupied as a person's sole or main residence. b. The site operators and owners shall maintain an up to date register of the names of all guests, and evidence of their main home addresses, and shall make this information available at all reasonable times to the local planning authority. Reason: The proposal is located within the area designated as countryside in CO1 of the Local Plan 2011-2032 where new residential development is strictly controlled and in accordance with Local Plan 2011-2032 Policy D17.

Prior to the installation of any external lighting, a lighting design for bats and other light sensitive species, following Guidance Note 08/23 - bats and artificiallighting at night(ILP and BCT 2023), shall be submitted to and approved in writing by the Local Planning Authority. The design shall show how and where external lighting will be installed (including through the provision of technical specifications) so that it can be clearly demonstrated that areas to be lit will not disturb bats and other light sensitive species. The design should accord with Step 4 and Step 5 of Guidance Note 08/23, including submission of contour plans illustrating Lux levels. Lux levels should be below 0.5 lux on features and habitats potentially used by light sensitive species. All external lighting shall be installed in accordance with the specifications and locations set out in the design, and these shall be maintained thereafter in accordance with the design. Under no circumstances should any other external lighting be installed without prior consent from the Local Planning Authority. Reason: In the interests of the 'Favourable Conservation Status' of populations of European protected species and in accordance with Sedgemoor District Council Local Plan: Policy D20 - Biodiversity and Geodiversity.
5
A Risk Avoidance Measures Method Statement (RAMMS) detailing the following measures shall be submitted to and approved in writing by the Local Planning Authority prior to the commencement of the development: a) Pollution prevention methods to avoid impacts such as dust, chemicals or materials entering waterbodies during construction. b) How all hedgerows and trees will be protected from mechanical damage, pollution incidents and compaction of roots in accordance with BS5837:2012 during site clearance works, groundworks and construction and to ensure materials are not stored at the base of trees, hedgerows and other sensitive habitats. c) A scheme showing how disturbance to sensitive habitats will be reduced during use of the holiday lodges (e.g. human disturbance such as noise, bonfires, littering). The development will thereafter be implemented in accordance with the approved strategy. Reason: Pre-commencement condition: In the interests of European and UK protected species. UK priority species and habitats listed on s41 of the Natural Environment and Rural Communities Act 2006 and in accordance with Sedgemoor District Council Local Plan: Policy D20 - Biodiversity and Geodiversity.

A Biodiversity Enhancement Plan (BEP) shall be submitted to, and be approved in writing by, the Local Planning Authority prior to the first use of the development. The mitigation/enhancements should be installed prior to the first use of the development and retained thereafter and should include the following: a) 1x Vivara Pro Seville (32mm hole) and 2x Vivara Pro Barcelona open fronted nestboxes (or similar) are provided within the retained apple trees to the north of the proposed lodges. b) All hedgerows will be retained and managed as a screen and habitat feature, at a height over three meters where possible and cut no more than on a 3 year rotational basis with only one third of the hedgerow being cut in any year. Hedgerows should be managed to promote a greater range of age classes and native species through appropriate planting and management of hedgerow species and understorey and should be up-planted with native, nectar, nut and fruit producing species. c) The ponds within the wider site shall be managed more sensitively to increase biodiversity. For example, consideration should be given to allowing Common Reed and other native aquatic plants to develop into small pockets around the ponds to the west, managed on a yearly basis rather than be cut throughout the growing season. d) A strip of native marginal vegetation to be provided directly to the west of the development to act as a buffer between the ponds and holiday lodges and to provide resources to invertebrates and other aquatic species. The species and origin selected should fit in with the surrounding habitat by selecting species that are suited to the prevailing soil type, location and conditions (for example, Emorsgate Seeds have specific habitat-based mixtures and advice). The planting and ongoing maintenance for the retention of this area shall be specified (e.g. planting dates, cutting dates etc.) e) Installation/construction of a deadwood log refguia pile as a shelter for reptiles, invertebrates, amphibians and small mammals. This should be constructed within the boundary of the site and maintained thereafter. Reason: In accordance with Government policy for the enhancement of biodiversity within development as set out in paragraph 174(d) of the National Planning Policy Framework.
7
The development hereby approved shall be carried out in accordance with the details within the submitted and hereby approved "Site Specific Flood Risk Assessment & Drainage Strategy" (June 2023, ref.IMA-23-027) and the following mitigation measures shall be installed, and once installed retained and maintained thereafter in perpetuity: Finished floor levels of the lodges set no lower than 7.3mAOD First floor of lodges to reside at a minimum of 9.8mAOD Electrical sockets to be installed 600mm above finished floor levels of 7.3mAOD Flood resilience measures All occupants and staff of the site will sign up to EA flood warnings Visitors of the site shall be encouraged on arrival to sign up to EA flood warnings The mitigation measures shall be fully implemented prior to the first occupation of the development hereby approved. Reason: To reduce the risk of flooding to the proposed development and future occupants as in accordance with policy D1 of the Sedgemoor Local Plan 2011-2032.
