The development hereby permitted shall be carried out in accordance with the approved plans listed in schedule A. Reason: For the avoidance of doubt and in the interests of proper planning.

The buildings hereby permitted shall be used solely in connection with the use of the existing house as ancillary to the dwelling and shall not be used as a separate business. Reason: The site is not appropriate for a commercial use.

Within 6 months of the date of this consent, the two accesses north-east of the main house shall be hard surfaced for a distance of at least 6 metres from the edge of the carriage way and provision shall be made within the site for the disposal of surface water so as to prevent its discharge onto the highway. Once finished in that manner, the accesses shall thereafter be maintained in that condition at all times. Reason: In the interest of highway safety.
