The proposed change of use of the existing Post Office and shop to ancillary residential accommodation will result in the loss of the last remaining shop facility in the village of Brent Knoll, which is a Tier 3 settlement as designated by the adopted Sedgemoor District Local Plan and therefore will harm the ability of Brent Knoll to maintain its service centre role or maintain the sustainability of the settlement. It is not considered that the property has been marketed at a reasonable value taking into account independent valuation advice and the information submitted indicates that the shop can provide a sufficient turnover in the interests of viability. No alternative shop provisions presently exist within the village and therefore the proposed change of use is contrary to Policy D35 of the Sedgemoor District Local Plan.
