The development hereby permitted shall be begun before the expiration of three years from the date of this permission. Reason: In accordance with the provisions of Section 91 of the Town and Country Planning Act, 1990 ( as amended by Section 51 of the Planning and Compulsory Purchase Act 2004).

The development hereby permitted shall be carried out in accordance with the approved plans listed in schedule A. Reason: For the avoidance of doubt and in the interests of proper planning.

The screening on the side elevation of the rear balcony/terrace shall be increased to 1.8m in height and details of the materials to be used shall be submitted and approved to the Local Planning Authority prior to it first being brought into use. Once agreed the screening shall be permanently retained and maintained in this fashion, in perpetuity. Reason:- To safeguard the privacy of the neighbouring properties.

Notwithstanding the provisions of the Town and Country Planning General Permitted Development) Order 2015 (or any order revoking and re-enacting that Order) the use of the garage hereby permitted shall be limited to the domestic and private needs of the occupier and shall not be used for any business or other purpose whatsoever. Reason: In the interests of highway safety and as the site is not appropriate for a further dwelling nor the introduction of a commercial/business use.

The area to the fore of the dwelling and the fore of the garage shall be allocated for parking, submitted plan (Drg No. 18/123/500a), shall be kept clear of obstruction at all times and shall not be used other than for the parking of vehicles in connection with the development hereby permitted. Reason: In the interests of highway safety.
