The development hereby permitted shall be begun before the expiration of three years from the date of this permission. Reason: In accordance with the provisions of Section 91 of the Town and Country Planning Act, 1990 ( as amended by Section 51 of the Planning and Compulsory Purchase Act 2004).

The development hereby permitted shall be carried out in accordance with the approved plans listed in schedule A. Reason: For the avoidance of doubt and in the interests of proper planning.

Prior to development commencing, details of the surface water proposals shall have been submitted to and approved in writing by the local planning authority. Reason: To ensure that the development will not result in flood risk elsewhere.

The stables hereby approved shall be limited to that of the occupants/owners of Pink Thyme Cottage and their immediate family for equestrian use and ancillary storage or equipment/feedstuff in connection with the horses only in a private and personal capacity and shall not be used for any commercial or business purpose or be let or rented out to any other parties at any time. Reason: The local planning authority does not wish to see any commercial or business use in this attractive rural area and in the interest of visual amenity and highway safety.

No floodlights shall be erected or installed on the buildings hereby approved or in the paddock without the prior approval of the local planning authority. Reason: In the interest of visual amenity of the attractive rural area and to protect the surrounding residential neighbours.

The shed hereby permitted shall be used solely in connection with the use of the existing house as ancillary to the dwelling and shall not be used as a separate business. Reason: The site is not appropriate for a commercial use.

Details of the roofing materials and of the materials to be used in the construction of the external walls of the buildings hereby permitted shall be approved in writing by the local planning authority before any work is commenced. Reason: In the interests of visual amenity.
