The development hereby permitted shall be begun before the expiration of three years from the date of this permission. Reason: In accordance with the provisions of Section 91 of the Town and Country Planning Act, 1990 ( as amended by Section 51 of the Planning and Compulsory Purchase Act 2004).

The development hereby permitted shall be carried out in accordance with the approved plans listed in schedule A. Reason: For the avoidance of doubt and in the interests of proper planning.

The area allocated for parking on the submitted and approved "Proposed Site Plan Drg No. GA-01 Rev. D", shall be kept clear of obstruction at all times and shall not be used other than for the parking of vehicles in connection with the development hereby permitted. Reason: In the interest of highway safety in accordance with Sedgemoor Local Plan 2011-2032 Policies D13 and D14.

a. The holiday accommodation hereby permitted shall be used for holiday accommodation only and shall not be occupied as a person's sole or main residence. b. The site operators and owners shall maintain an up to date register of the names of the occupiers, including their guests, of the holiday accommodation on site, date of occupation and evidence of their main home addresses, and shall make this information available at all reasonable times to the local planning authority. Reason: The proposal is located within the area designated as countryside in CO1 of the Local Plan 2011-2032 where new residential development is strictly controlled and in accordance with Local Plan 2011-2032 Policy D17.

Prior to the installation of any external lighting, a lighting design for bats, following Guidance Note 08/18 Bats and artificial lighting in the UK (ILP and BCT 2018), shall be submitted to and approved in writing by the Local Planning Authority. The design shall show how and where external lighting will be installed (including through the provision of technical specifications) so that it can be clearly demonstrated that areas to be lit will not disturb or prevent bats using their territory. The design should accord with Step 5 of Guidance Note 08/18. All external lighting shall be installed in accordance with the specifications and locations set out in the design, and these shall be maintained thereafter in accordance with the design. Under no circumstances should any other external lighting be installed without prior consent from the Local Planning Authority. Reason: In the interests of the 'Favourable Conservation Status' of populations of European protected species and in accordance with Sedgemoor District Council Local Plan: Policy D20 - Biodiversity and Geodiversity.

Prior to the first occupation of the holiday accommodation hereby approved, the following shall be installed: a. The installation of a minimum of one bird boxes around the site boundaries or on buildings will provide additional nesting habitat for birds e.g. Schwegler No 17 Swift Nest Box, Schwegler 1SP Sparrow Terrace, Schwegler 1B Nest Boxes, Schwegler 2H Robin Boxes, Woodstone Nest Box, Or a similar alternative brand. Tree boxes should be positioned approximately 3m above ground level where they will be sheltered from prevailing wind, rain and strong sunlight. Small-hole boxes are best placed approximately 1-3m above ground on an area of the tree trunk where foliage will not obscure the entrance hole. Swift and sparrow boxes should be positioned at the eaves of a building and can be incorporated into the fabric of the building during construction. b. Installation of 1 X schwegler bat box (or similar if unavailable), purchased or built, on either the north end gable or to a mature tree on site, facing south or west, at a height above 3m. Once installed such features shall be maintained and remain thereafter in perpetuity. Reason: In accordance with Government policy for the enhancement of biodiversity within development as set out in paragraph 174(d) of the National Planning Policy Framework

Prior to works above DPC level, a Waste Management Plan shall be submitted to and approved by the Local Planning Authority. Once approved, the Waste Management Plan shall be implemented prior to the first use of the holiday accommodation hereby approved and maintained and retained thereafter in perpetuity. Reason: In the interest of protecting residential amenity of adjacent neighbouring properties as in accordance with policy D25 of the Sedgemoor Local Plan 2011-2032.

Prior to works above DPC level, details of an acoustic fence to be erected along the northern boundary will be submitted to and approved by the Local Planning Authority. Once approved, the fence shall be installed prior to the  first use of the development thereby approved and maintained and retained thereafter in perpetuity. Reason: In the interest of protecting the amenities of neighbouring occupiers as in accordance with policy D25 of the Sedgemoor Local Plan 2011-2032.

No system of public address, loudspeaker system or amplified music shall be operated in the areas identified as "Covered Seating Area" on drawing no. GA-26, or the existing beer garden. Reason: To safeguard local residents from noise and disturbance as in accordance with policy D25 of the Sedgemoor Local Plan 2011-2032.

Within the premises (excluding the covered seating area hereby approved and the existing beer garden), amplified and non-amplified music must be controlled and mitigated to  0dB below the background level at the nearest noise sensitive premises at all times. Reason: To safeguard local residents from noise and disturbance as in accordance with policy D25 of the Sedgemoor Local Plan 2011-2032.

Details of signage to remind patrons of neighbouring residents and the locations of such signage shall be submitted to and approved in writing by the Local Planning Authority and installed prior to the first use of the alterations and extensions hereby approved. Reason: In the interest of protecting residential amenity as in accordance with Policy D25 of the Sedgemoor Local Plan 2011-2032.
