The development hereby permitted shall be begun before the expiration of three years from the date of this permission. Reason: In accordance with the provisions of Section 91 of the Town and Country Planning Act, 1990 ( as amended by Section 51 of the Planning and Compulsory Purchase Act 2004).

The development hereby permitted shall be carried out in accordance with the approved plans listed in schedule A. Reason: For the avoidance of doubt and in the interests of proper planning.

a) The holiday accommodation permitted under planning permission reference 06/22/00004 shall be used for holiday accommodation only and shall not be occupied as a person's sole or main residence. b) The site operators and owners shall maintain a comprehensive up to date register of the names of the owners/occupiers, including their guests, of the holiday accommodation on site and evidence of their main home addresses and dates of occupation of the holiday accommodation and shall make this information available at all reasonable times to the local Planning Authority. Reason: The development is not considered suitable for a full residential development and in accordance with Policies CO1 and D17 of the Sedgemoor Local Plan.

The area allocated for parking and turning on the submitted plan no.GA01 Rev B shall be provided on site before the holiday accommodation hereby permitted is first occupied and shall thereafter be kept clear of obstruction at all times and shall not be used other than in connection with the development hereby permitted. Reason: To ensure the holiday accommodation is served by adequate levels of off road parking in accordance with Policy D14 of the Sedgemoor Local Plan.

As part of the development hereby permitted the following shall be installed. 2x built-in house sparrow nest boxes will be installed (1x per park home) on the north or west facing elevation at eaves level. 4x fruiting trees of local provenance will be planted within the park home grounds (2x per property). Trees will be at least 150cm in height when planted. Photographs of the features as installed/planted will be submitted to the Local Planning Authority prior to occupation.      Reason: In accordance with Government policy for the enhancement of biodiversity within development as set out in paragraph 174(d) of the National Planning Policy Framework.
