The development hereby permitted shall be carried out in accordance with the approved plans listed in schedule A. Reason: For the avoidance of doubt and in the interests of proper planning.

Before the development hereby approved is first occupied, finished floor levels of the garage conversion shall be set at a minimum level of 8.68mAOD. Finished floor levels of the property shall be set at a minimum level of 11.28m AOD. Reason:To reduce flood risk to the proposed development.

Before the development hereby approved is first occupied, a scheme for flood resilience measures within the holiday let shall be submitted to and approved in writing by the Local Planning Authority. The development shall be carried out in accordance with those agreed details. Reason: To reduce the impact of flooding on the proposed development

Notwithstanding the provisions of the Town and Country Planning (General Permitted Development Order), 2015, the prior written permission of the local planning authority shall be obtained for the insertion of any new windows, other than any hereby approved, in any north or south elevation by the submission of a planning application made for this purpose. Reason: To safeguard the privacy of adjoining properties.

The holiday accommodation hereby approved shall be occupied for tourism purposes only and shall not be occupied as a person's sole or main residence. The unit shall not be occupied by the same person or family for more than 3 months in any 12 month period. The site operator and owners shall maintain an up to date register of the names of all owners/occupiers, including their guests, of individual lodges on the site and of their main home addresses, and shall make this information available at all reasonable times to the local planning authority. Reason: To ensure that this holiday unit remains as such and is not occupied separately in a residential manner.
