The development hereby permitted shall be begun before the expiration of three years from the date of this permission. Reason: In accordance with the provisions of Section 91 of the Town and Country Planning Act, 1990 ( as amended by Section 51 of the Planning and Compulsory Purchase Act 2004).

The development hereby permitted shall be carried out in accordance with the approved plans listed in schedule A. Reason: For the avoidance of doubt and in the interests of proper planning.

All works shall be carried out in accordance with the details contained in the Construction Environmental Management Plan (CEMP)– Biodiversity (Unity Beach Holiday Park, April 2026) as already submitted with the planning application and agreed in principle with the Local Planning Authority prior to determination. Reason: In the interests of the 'Favourable Conservation Status' of designated Habitats Sites and populations of European and UK protected species, UK priority species and habitats listed on s41 of the Natural Environment and Rural Communities Act 2006 and in accordance with Sedgemoor District Council Local Plan: Policy D20 - Biodiversity and Geodiversity.

All biodiversity enhancement measures shall be carried out in accordance with the details contained within the Biodiversity Enhancement Plan, Unity Beach Holiday Park, April 2026, prepared by RSK Biocensus, as submitted with the planning application and agreed in principle with the Local Planning Authority prior to determination. Reason: In accordance with Government policy for the enhancement of biodiversity within development as set out in the National Planning Policy Framework and in accordance with Policies D20 Biodiversity and Geodiversity and D21 Ecological Networks of the Sedgemoor District Local Plan.

The development hereby approved shall be managed in accordance with the details contained in the Noise Impact Assessment dated 20th April 2026 undertaken by Venta Acoustics as already submitted with the planning application and agreed in principle with the Local Planning Authority prior to determination. Reason: In the interests of amenity of neighbouring residents in accordance with Sedgemoor District Council Local Plan: Policy D25 - Protecting Residential Amenity.

The development hereby approved shall undertaken in accordance with the details contained in the Employment and Skills Plan dated August 2026 prepared by Leisure Concepts Design as already submitted with the planning application and agreed in principle with the Local Planning Authority prior to determination. Reason: In the interests of making a positive contribution to the local economy in accordance with Policy D15 of Sedgemoor District Council Local Plan.

Except for any approved demolition works, no development above ground shall be commenced until details of the sustainable surface water drainage scheme for the site and Construction Surface Water Management Plan has been submitted to and approved in writing by the local planning authority. The scheme and plan shall include measures to control and attenuate surface water during both construction and operational phases, and once approved these shall be implemented in accordance with the approved details and maintained at all times thereafter unless agreed otherwise in writing by the local planning authority. Reason: To ensure the development is properly drained in accordance with the NPPF.

No development approved by this permission shall be occupied or brought into use until a plan for the future responsibility and maintenance of the surface water drainage system has been submitted to and approved by the Local Planning Authority. The approved maintenance plan shall be completed and maintained in accordance with the details agreed. Reason: To safeguard the long-term maintenance and operation of the proposed system to ensure development is properly drained in accordance with the NPPF.
