The development hereby permitted shall be begun before the expiration of three years from the date of this permission. Reason: In accordance with the provisions of Section 91 of the Town and Country Planning Act, 1990 ( as amended by Section 51 of the Planning and Compulsory Purchase Act 2004).

The development hereby permitted shall be carried out in accordance with the approved plans listed in schedule A. Reason: For the avoidance of doubt and in the interests of proper planning.

The area allocated for parking on the submitted plan (Drawing No. PL26 dated 2 June 2021) shall be kept clear of obstruction and shall not be used other than for the parking and turning of vehicles in connection with the development hereby permitted. Reason: In the interests of highway safety in accordance with Policy D14 of the Sedgemoor Locla Plan.

The development permitted by this planning permission shall be carried out in accordance with the approved Flood Risk Assessment (Clive Onions, 19 September 2018) and the following mitigation measures detailed within: Finished floor levels of the proposed dwellings shall be set no lower than 7.0 m AOD. Flood resilient construction techniques shall be used in the dwellings up to a level of 7.5 m AOD. All dwellings shall be 2 storeys with internal access up the upstairs as a potential area of safe refuge. Reason: To reduce the risk and impact of flooding on the proposed development future occupants in accordance with Policy D1 of the Sedgemoor Local Plan.

The dwelling hereby approved shall achieve Level 4 of the Code for Sustainable Homes (or any such equivalent national measure of sustainability for house design that replaces that scheme). The dwelling shall not be occupied until a final Code Certificate has been issued for it certifying that Code Level 4 has been achieved. Reason: In the interests of sustainable construction and reducing carbon emissions in new development.
