The development hereby permitted shall be carried out in accordance with the approved plans listed in schedule A. Reason: For the avoidance of doubt and in the interests of proper planning.

The mitigation measures detailed in the submitted Ecological Assessment Report, Redstone Ecology Ltd, November 2024 – shall be carried out within three months of the date of this permission and retained thereafter. The applicant shall notify the Local Planning Authority once the mitigation measures are complete. Reason: In the interests of ensuring that the development provides an enhancement for protected species and their habitat in accordance with Wildlife and Countryside Act (1981) (as Amended) and Conservation of Habitats and Species Regulations (2017) (as amended).

No external lighting shall be provided, installed or operated in the development, except in accordance with a detailed scheme which shall provide for lighting that is hooded and directional, along with details of the timing of its operation, and which has been submitted to and approved in writing by the local planning authority. The scheme shall be implemented in accordance with the approved details. Reason: In the interests of the amenities of the area in accordance with Sedgemoor Local Plan 2011-2032 policies, D2 and D25

The use hereby approved shall not operate outside of the following hours: 07.00 - 19.00 Monday to Friday 08.00 - 18.00 Saturday 09.00 - 18.00 Sundays and Bank Holidays Reason: In the interests of the amenity of adjoining residents in accordance with Sedgemoor Local Plan 2011-2032 policy D25.

The single container and units 1 and 3 shall be used for self-storage purposes only and no other use in Use Class B8 of the Use Classes Order 1987 (as amended). Unit 2 shall be used for office purposes only and for no other use in Use Class E of the Use Classes Order 1987 (as amended) Reason: The proposal has been considered as acceptable based on the specific circumstances of the development proposed in terms of its visual, amenity and highway impacts. In accordance with Sedgemoor Local Plan 2011-2032 policies D2, D13, D14 and D25.
