The development hereby permitted shall be begun before the expiration of three years from the date of this permission. Reason: In accordance with the provisions of Section 91 of the Town and Country Planning Act, 1990 ( as amended by Section 51 of the Planning and Compulsory Purchase Act 2004).

The development hereby permitted shall be carried out in accordance with the approved plans listed in schedule A. Reason: For the avoidance of doubt and in the interests of proper planning.

The Development hereby permitted shall not be commenced until 4 parking spaces for the dwelling in line with the Somerset Parking Strategy guidelines has been provided and constructed within the site in accordance with details which shall have been submitted to and approved in writing by the Local Planning Authority. Such parking spaces shall be kept clear of obstruction at all times and shall not be used other than for the parking of vehicles in connection with the development hereby permitted. Reason: In the interests of highway safety in accordance with Adopted Sedgemoor Local Plan 2011-2032 Policy D14.

Prior to the occupation of the property as a carehome the applicant shall submit a Noise Management Plan to and approved by the Local Planning Authority that shall include and be fully adhered to: A statement on how any people noise and noise from internal amplified music will be managed and mitigated. A complaints procedure including a point of contact. A log for any noise monitoring checks carried out to include date, time, location and findings. Reason: To safeguard local residents from noise and disturbance and comply with Policy D25 of Sedegmoor Local Plan.
