The development hereby permitted shall be begun before the expiration of three years from the date of this permission. Reason: In accordance with the provisions of Section 91 of the Town and Country Planning Act, 1990 ( as amended by Section 51 of the Planning and Compulsory Purchase Act 2004).

The development hereby permitted shall be carried out in accordance with the approved plans listed in schedule A. Reason: For the avoidance of doubt and in the interests of proper planning.

With the exception of ground works, no works to construct the extension hereby approved shall be carried out unless particulars of the following have been submitted to and approved in writing by the Local Planning Authority:- materials (including the provision of samples where appropriate) to be used for all external walls and roofs; Details of the finish of louvred vents; details of the design, materials and external finish for all external doors and windows including heads and cils; details of all vents, cowls, flat roof finish, eaves, verges and abutments and all new guttering, down pipes and other rainwater goods, and external plumbing. Once approved such details shall be implemented as part of the development. Reason: In the interest of visual amenity in accordance with policies D2 and D26 of the Sedgemoor Local Plan 2011-2032

The rating level of any sound as part of this development (as defined within BS4142:2014 or subsequent amended versions), shall not exceed 38dBA (L Ar) daytime and 34dbA (L Ar) night time, when measured or calculated at the boundary of any noise sensitive dwelling. The assessment method used shall be in accordance with BS4142:2014 - 'Methods for rating and assessing industrial and commercial sound'. Reason: To safeguard local residents from noise and disturbance in accordance with policy D25 of the Sedgemoor Local Plan 2011-2032.
