The development hereby permitted shall be begun before the expiration of three years from the date of this permission. Reason: In accordance with the provisions of Section 91 of the Town and Country Planning Act, 1990 ( as amended by Section 51 of the Planning and Compulsory Purchase Act 2004).

No external lighting shall be erected or installed on the stables or on the land forming the application site without the prior written approval of the Local Planning Authority Reason: In the interests of visual amenity, to protect the dark skies of the AONB and surrounding countryside and in the interests of the Favourable Conservation Status of local populations of European Protected Species in accordance with policies D2, D19 and D20 of Sedgemoor Local Plan 2011-2032

The menege hereby approved shall be used solely for the domestic needs of the occupants of the dwelling at the site (Stoneleys) and at no time for any commercial purpose. The development hereby approved shall be for domestic and private use only and not for any commercial purpose. Reason: In the interest of highway safety in accordance with Adopted Sedgemoor Local Plan 2011-2032 Policies D13 and D14.
