The development hereby permitted shall be in accordance with the Biodiversity Offsetting calculation which ensures habitat is created an enhanced as approved under planning permission 01/19/00014. Reason: in the interests of biodiversity gain as set out in the National Planning Policy Framework and Sedgemoor Local Plan 2011-2032 Policy D20.

The development shall be in full accordance with the submitted Flood Risk Assessment Incorporating Sustainable Drainage System Report (Nijhuis I-consult, 15/8/2019), approved surface water drainage schemeas agreed under planning permission 01/19/00014. Reason: To ensure that the development is served by a satisfactory, sustainable system of surface water drainage and that the approved system is retained, managed and maintained throughout the lifetime of the development, in accordance with National Planning Policy Framework (July 2018) and the Technical Guidance to the National Planning Policy Framework.

The development hereby approved shall be in accordance with the approved Construction Management Plan (CMP) as agreed under planning permission 01/19/00014. Reason: To protect the amenity of local residents from potential impacts whilst site clearance, groundworks and construction is underway and to minimise the impact on the local highway network in accordance with Sedgemoor Local Plan Policies D13, D14, D24 and D25.

The development shall be in full accordance with the Ground Investigation Report (dated May 2020) as agreed under planning permission 01/19/00014. Reason: to ensure that risks from land contamination to the future users of the land and neighbouring land are minimised, together with those to controlled waters, property and ecological systems, and to ensure that the development can be carried out safely without unacceptable risks to workers, neighbours and other offsite receptors in accordance with Adopted Sedgemoor Local Plan 2011-2032 Policy D24.

Retained hedgerows and trees should be protected from mechanical damage, pollution incidents and compaction of roots in accordance with BS5837:2012 during construction and ensure materials are not stored at the base of trees and hedgerows by the use of temporary fencing at least 3 metres from these features. The fencing will be erected prior to site clearance works and maintained throughout the construction process. Reason: This is a pre-commencement condition in the interests of the protection of hedgerows, trees and biodiversity generally and in accordance with policy D20 of the Adopted Sedgemoor Local Plan 2011-2032.

No later than six months after the occupation of any dwelling hereby permitted a connection for pedestrians shall be delivered from the development to public footpath BW1/33 in the southeast corner of the application site in accordance with details which shall have been submitted to and approved in writing by the Local Planning Authority. Once installed, the connection shall thereafter be retained. Reason: In the interests of sustainable travel and improving connections to green infrastructure in accordance with Sedgemoor Local Plan 2011-2032 Policies D13 and D28.

Prior to the first occupation of any dwelling hereby approved, a Travel Plan shall be submitted to and approved in writing by the Local Planning Authority. Such Travel Plan should include soft and hard measures to promote sustainable travel as well as targets and safeguards by which to measure the success of the plan and a timetable for implementation of the measures and the monitoring of travel habits. The measures should continue to be implemented as long as any part of the development is occupied. Reason: In the interests of sustainable transport in accordance with Sedgemoor Local Plan 2011-2032 Policy D13.

Prior to the first occupation of any dwelling hereby approved the following will be installed within the site: A Habitat 001 bat box or similar will be integrated into the structure of a west facing elevation, away from windows and at least 4 metres above ground level on twelve of the dwellings; and One Schwegler 1SP Sparrow terraces or similar under the eaves and away from windows of north elevations of five dwellings; and One bee brick built into the wall about 1 metre above ground level on the south elevation on each of the dwellings. Reason: In accordance with Government policy for the enhancement of biodiversity within development as set out in paragraph 170(d) of the National Planning Policy Framework and in accordance with Adopted Sedgemoor Local Plan 2011-2032 Policy D20.

Prior to the first occupation of any dwelling hereby approved, a 'lighting design for bats' shall be submitted to and approved in writing by the local planning authority. The strategy shall: a) identify those areas/features on site that are particularly sensitive for bats and that are likely to cause disturbance in or around their resting places or along routes used to access areas of their territory, for example, for foraging; and b) show how and where external lighting will be installed (through the provision of 'lighting contour plans and technical specifications) so that it can be clearly demonstrated that areas to be lit will not disturb or prevent the above species using their territory or having access to their resting places. All external lighting shall be installed in accordance with the specifications and locations set out in the design, and these shall be maintained thereafter in accordance with the design. No other external lighting shall be installed without prior consent from the local planning authority. Reason: In the interests of the Favourable Conservation Status of European protected species and in accordance with policy D20 in the Adopted Sedgemoor Local Plan 2011-2032.
