The development hereby permitted shall be begun before the expiration of three years from the date of this permission. Reason: In accordance with the provisions of Section 91 of the Town and Country Planning Act, 1990 ( as amended by Section 51 of the Planning and Compulsory Purchase Act 2004).

The development hereby permitted shall be carried out in accordance with the approved plans listed in schedule A. Reason: For the avoidance of doubt and in the interests of proper planning.

The permission hereby granted only permits the conversion of the building to a dwelling. The existing building shall not be demolished and/or replaced with a new structure. Reason: The proposal is only acceptable as it involves the conversion of an existing building. Conversely, the construction of a new building in its place would be contrary to paragraph 56 of the National Planning Policy Framework.

The existing clay roof tiles on the development hereby approved shall be retained and any which have deteriorated beyond reasonable use shall be replaced with reclaimed tiles of matching profile and colour.The mateirals to be used for the extensions hereby approved shall be finished with natural stone and clay rooftiles that match the materials of the existing building. Reason: To preserve the rural character and traditional appearance of the former barn in accordance with Sedgemoor Local Plan Policies CO1 and D2.

Prior to the installation of any rooflights, details of the proposed rooflights shall be submitted to and approved in writing by the Local Planning Authority:- Once approved such details shall be implemented as part of the development unless agreed otherwise in writing by the local planning authority. Reason: In the interest of visual amenity in accordance with policy D2 of the Sedgemoor Local Plan 2011-2032.

a. The holiday accommodation hereby approved shall be occupied as holiday accommodation only and shall not be occupied as a person's sole or main residence. b. The site operators and owners shall maintain an up to date register of the names of all guests, and evidence of their main home addresses, and shall make this information available at all reasonable times to the local planning authority. Reason: The proposal is located within the area designated as countryside in CO1 of the Local Plan 2011-2032 where new residential development is strictly controlled and in accordance with Local Plan 2011-2032 Policy D17.

Notwithstanding the provisions of the Town and Country Planning (General Permitted Development) (England) Order 2015 (or any Order revising revoking and re-enacting that Order with or without modifications), there shall be no enlargement or extension of the development hereby permitted, including any additions or alterations to the roof, or insertion of new or enlargement of existing window or door openings, or erection of any new building or means of enclosure within the application site without the prior written approval of the local planning authority by submission of a planning application. Reason: In the interest of visual amenity in accordance with Sedgemoor Local Plan 2011-2032 Policy D2.

Prior to the first occupation of the development hereby approved, all foul water from the development hereby approved shall discharge via connection into the Wessex Water mains foul sewer and maitnained thereafter in perpetuity. No other means of disposal of foul water shall be permitted. Reason: To ensure that the proposal does not negatively impact upon the Somerset Levels and Moors Ramsar site (due to an increase in nutrient loads (phosphorous) from foul waste) in accordance with Sedgemoor Local Plan 2011-2032 Policy D20.

No vegetation removal or works to or demolition of buildings or structures shall take place between 1st March and 30th September inclusive, unless a competent ecologist has undertaken a careful, detailed check for active birds' nests immediately before the vegetation is cleared or works to or demolition of buildings commences and provided written confirmation that no birds will be harmed and/or that there are appropriate measures in place to protect nesting bird interest on site. Any such written confirmation should be submitted to the Local Planning Authority by the ecologist accompanied by dated photos showing the site before and after clearance. In no circumstances should netting be used to exclude nesting birds. Reason: In the interests of nesting wild birds and in accordance with Sedgemoor District Council Local Plan: Policy D20 - Biodiversity and Geodiversity.

Prior to the installation of any external lighting, a lighting design for bats, following Guidance Note 08/23 - bats and artificial lighting at night (ILP and BCT 2023), shall be submitted to and approved in writing by the Local Planning Authority. The design shall show how and where external lighting will be installed. Lux levels should be below 0.5 Lux on key & supporting features or habitats. All external lighting shall be installed in accordance with the specifications and locations set out in the design, and these shall be maintained thereafter in accordance with the design. Under no circumstances should any other external lighting be installed without prior consent from the Local Planning Authority. Reason: In the interests of the 'Favourable Conservation Status' of populations of European protected species and in accordance with Sedgemoor District Council Local Plan: Policy D20 - Biodiversity and Geodiversity.

A Reasonable Avoidance Measures Method Statement (RAMMS) for bats will be submitted to and in approved in writing by the Local Planning Authority prior to the commencement of any works to the building(s).  The detailed mitigation strategy shall include details of: a)            Toolbox talk(s) to be given to all site workers. b)            The timings of sensitive works to reduce the risk of bats being present. c)            Ecological supervision of works affecting features of bat roost potential where necessary. d)            Precautionary working measures. e)            Methodology in the unlikely event that bats are discovered during works. Reason: To ensure the strict protection of European protected species and in accordance with policy D20 of the Sedgemoor Local Plan 2011-2032.

A Biodiversity Enhancement, Mitigation and Monitoring Plan (BEMMP) shall be submitted to, and be approved in writing by, the Local Planning Authority prior to the occupation of the development hereby approved. The mitigation/enhancements should be installed prior to the first occupation and retained thereafter and should include the following: Provisions for nesting swallows will be provided, for example within a structure providing shelter, such as an open fronted log store with the provision of 5 artificial nest cups within, or a bespoke box attached to a north facing wall. 2x Beaumaris Midi bat boxes or similar installed at least four metres above ground level and away from windows of the west or south facing elevation. Boxes aimed at different species should be spaced at least 2m apart. Woodcrete or WoodStone boxes should be used where possible due to increased durability and thermal stability. Reason: In accordance with Government policy for the enhancement of biodiversity within development as set out in paragraph 180(d) of the National Planning Policy Framework and Sedgemoor District Council Local Plan: Policy D20 - Biodiversity and Geodiversity.

No individual dwelling hereby approved shall be occupied until the optional requirement for potential consumption of wholesome water by persons occupying that dwelling in Part G of Schedule 1 and Regulation 36 of the Building Regulations 2010 of 110 litres per person per day has been complied with. Reason: To improve the water efficiency and sustainability of the dwellings in accordance with Policy S5 of the Sedgemoor Local Plan 2011-2032 and Paragraphs 139, 164 and 187 of the National Planning Policy Framework (2024)
