The development hereby permitted shall be carried out in accordance with the approved plans listed in schedule A.
Reason: For the avoidance of doubt and in the interests of proper planning.

Within 3 months of the date of this permission, a Biodiversity Enhancement and Management Plan (BEMP) shall be submitted to, and approved in writing by, the Local Planning Authority. This shall detail measures to be provided in order to enhance biodiversity and how these will be implemented and managed for the benefit of biodiversity. The measures will be installed at the earliest feasible opportunity (such as the first planting season after first occupation), and no later than 1 year from the date of fhe planning permission. The approved measures will be appropriately maintained for biodiversity thereafter.
Reason: In accordance with Government policy for the enhancement of biodiversity within development as set out in paragraph 187(d) of the National Planning Policy Framework and Sedgemoor District Council Local Plan: Policy D20 - Biodiversity and Geodiversity.

The development hereby approved shall only be carried out in accordance with the approved documents: -
a) Nutrient Neutrality and Mitigation Statement: SLR Consulting Limited, 18 July 2023
b) Foul Drainage Assessment: SLR Consulting Limited, 4 December 2023 (amended drawings 001 and 003 Rev 1 received 24/06/2025)
Reason: In order to ensure the provision of satisfactory drainage and avoid pollution of the environment with specific regard to the Somerset Levels and Moors Ramsar Site and associated potential impact on ecology in accordance with Sedgemoor Local Plan policy D20 and in compliance with The Conservation of Habitats and Species Regulations 2017 (as amended by The Conservation of Habitats and Species (Amendment)(EU Exit) Regulations 2019.

The pitches hereby approved shall not be occupied by any person other than gypsies or travellers, as defined in Annex 1 to Planning Policy for Traveller Sites (December 2023) or any such definition arising from amendments to that document. Each approved pitch shall comprise no more than 1 touring caravan, 1 static / mobile home with use of the shared day room at any one time. Nor shall it be occupied by more than one family living as single household at any one time.
Reason: In accordance with national policy on the provision of site for gypsies and travellers.

There shall be no obstruction to visibility greater than 600mm above adjoining road level in advance of lines drawn 2.4m back from the edge of Combe Batch Lane on the centre line of the access and extending to points on the nearside carriageway edge 25m either side of the access. Such visibility shall be fully provided within 6 months of the date of this decision and shall thereafter be maintained at all times.
Reason: In the interests of highway safety in accordance with Policy D14 of the Sedgemoor Local Plan.

Within 6 months of the date of this decision the access over at least the first 6m of its length, as measured from the nearside of Combe Batch Lane, shall be properly consolidated and surfaced (not loose stone or gravel) including measures to prevent the discharge of surface water onto Combe Batch Lane. Once constructed, the access shall be maintained and retained in that condition in perpetuity.
Reason: In the interests of highway safety in accordance with policy D14 of the Sedgemoor Local Plan.

Any entrance gates to the vehicular access shall be hung to open inwards.
